Absorption rate here is the number
of months it would take to sell the current inventory of homes if sales
continue at the same rate as the past twelve months.
The black bars are the number
of homes currently on the market. The small yellow bars are the
number of homes that have sold that particular month. So if you add up all
the sales for the past 12 months and divide it into the current number on
the market and divide by 12, you'll get the number of months of inventory
that I have graphed as the orange line.
Since the yellow bars
(sales/month) are dwarfed by the number of homes on the market, a separate
graph is added to make it easier to see how many actually sold each month
