Many new home buyers seem to be do-it-yourselfers. They know what they want and
they don't need any help. They certainly don't need a real estate agent
making a big commission for doing seemingly nothing.
They will wait until they are ready to sign the contract before they bring up
the fact that they aren't using a buyer's agent and therefore want a reduction
in sales price commensurate to the commission that the builder won't be paying.
Nine times out of ten, the sales agent will tell them that that is out of the
question. They explain that those commissions come from the overall marketing
budget. That marketing budget anticipates a certain percentage of buyers
not having agents representing them. So there really isn't any extra money
sitting there to be given to them. If they don't end up using all of that
marketing budget by the completion of the development, that money is either
profit or bonuses for the development sales agents. But they can't give it
away ahead of time to buyers without agents.
After showing a little indignation, the buyer will continue on and sign
everything and go through the process by themselves even though they are paying
the same as the next buyer who is getting help from their buyer's agent.
Here's a better way.
Tell them that you are working with Tim Maitski as your buyer's agent.
Then call me up and I can be there with you when your are ready to sign
the contract.
Most of the time the builder is paying a buyer's agents a 3% commission.
On a $500,000 that works out to be $15,000.
You get $7500 and I get $7500. The builder gets a satisfied buyer.
Everyone's happy.
