Be aware that some incorporated cities in DeKalb County collect their own city taxes separately.   If you live in the cities of Atlanta or Decatur,  you need to figure what the city taxes are in addition to the county tax.

The cities of Avondale, Chamblee, Clarkston, Doraville, Dunwoody, Lithonia, Pine Lake and Stone Mountain have their taxes billed along with the DeKalb County tax bills.

Calculating property taxes for Dekalb County

Non-owner occupied homes:
The assessed value is 40% of the fair market value.  Multiply that by the millage rate and divide by 1000

Example:

Fair market value =$300,000
Assessed value = 40% X $300,000= $120,000
Millage rate = 29.235
Property tax = $120,000 X 29.235/1000 =  $3508

Owner Occupied homes qualifying for Homestead Exemption:
The homestead exemption is first subtracted from the assessed value before multiplying by the millage rate. But it's not that easy.  The homestead exemption is only subtracted from certain parts of the tax bill and there are different amounts for each. So one has to break down the millage rate for each portion of the tax bill and make sure that the correct homestead exemption amount is deducted from the correct portions of the tax bill.

HOST (Homestead Optional Sales Tax).  In 1997 DeKalb County started collecting a 1% sales tax that is used to reduce property taxes.  They have to use at least 85% of the money collected in this sales tax to put towards increasing the homestead exemption.  Only owner occupied homes get this credit so you'll see that there is a big difference in taxes in DeKalb County between owner occupied homes and rental homes.

DeKalb taxes also pay for trash pick up. 

There is also a Stormwater Fee and Street Light Fee.
