searching like an agent quickly and easily
Dear Home Searcher,
I've had several buyers ask me
if I would give them my MLS agent ID so that they would be able to
have the home searching power that I do. I can't do that
without jeopardizing my license but I did find a tool that gives you
just about all of the searching power that an agent has access to.
My new ListingBook tool gives
you the ability to search like an agent. (Probably about 95% as
powerful)
You not only can search by hundreds of criteria, you can
exclude criteria. For example, if you don't want to be
bothered with homes with swimming pools or homes with drive-under
garages, you can exclude them.
Instead of being restricted to
searching by zip codes or cities, you can draw on the map exactly
the area you are interested in.
Don't know where city
boundaries or school district boundaries are? No problem.
Just click on the boundary overlays for whatever you want.
Want to do some market research? You can search for the "solds"
for the past two years and be able to look at the pictures and
listing details for those home sales.
When you set up a search in
the Homefinder, you'll get morning reports of new listings and any
changes for homes that meet your search criteria.
It's easy to organize and keep
up with homes. You can keep favorites or put a home on your
watch list so you know when they have price drops or go under
contract.
1. Start by
typing a location criteria in the input box. As you start
typing, a list of possibilities pops up. Just select one.
If you want to search by more than one location criteria, click
the link just below the input box.
2. You can
just use the basic criteria such as price, bedrooms etc. or you
can click "More Options"
3. If you
just want to search for homes that are available, check
"Active". You can search for solds and even leased homes.
You can search for homes with recent price reductions or just
the new listings.
4. There of
hundreds of criteria grouped by category. Click the little
arrow to pull up the list of your choices. Some categories
have many choices so be sure to use the scroll bar to see all of
them.
5. Click
the check box once and a green check will select that criteria.
Click it one more time and a red X will appear meaning that
homes with this characteristic will be excluded.
6. It's easy to
forget what criteria are selected. But look at the right
of each category title and it will state the number of items selected in
that category.
Word of Advice:
Start with a very broad search net and add specific criteria one
by one.
Word of Advice: Write down
the criteria you select and under what category it was found so
you know where to look if you want to change it.
